This “charming” cafe for sale is a community staple known for its locally sourced food.

The property, which in the early 2000s was a disused cowshed, was transformed by current owners Paul and Lynda Hartley.

The cafe features vaulted ceilings and a feature wood burner, and is often a venue for classic car meets.

Entering the property, the lobby opens into a bar space with a built-in wooden bar servery, display shelving and under counter storage.

Beyond this is the open plan kitchen, including a central island with preparation areas and a range of kitchen appliances.

The main trading area offers space for approximately 50 covers, featuring the log burner as well as customer WCs.

Beyond this is a function area, which has space for 25 customers and features exposed wooden beams.

Upstairs, there is a mezzanine area, which overlooks the ground floor trading area and is often used for live music, while off the mezzanine is a former kitchen which is currently used as a store room.

Outside, there is bench seating for 30 guests, plus an external display area for fruit and vegetables.

The property is being sold by Charles Darrow for a leasehold price of £75,000.

The agent commented: “Hartleys is a superb cafe bistro situated in a rural setting in the pretty Somerset village of Binegar, just a short distance from the bustling towns of Wells, Shepton Mallet and Frome.

“This established, and well-loved business is a go to venue for a wide range of customers and is often the venue for classic car meets, being a welcome stop off for cyclists and walkers along with being a favourite meeting place for locals.

The owners added: “Built out of love and excellent food, a great welcome and knowing the meaning of hospitality is how Paul and Lynda conceived Hartleys 15 years ago.

“We are so lucky to have such great local support for our gastronomic adventure on the Mendips!”
